NVIDIA has partnered with SB Energy to secure land, power, and infrastructure (LPS) capacity at the PORTS-Pike Technology Campus in Portsmouth, Ohio. OpenAI will be the tenant operating an AI factory at the site. The initial deployment will provide 4.25 gigawatts of AI factory capacity, with the possibility of extending the arrangement by an additional 3.75 gigawatts, bringing the total to 8 gigawatts.

Scale and Long-Term Commitment

Each generation of AI factory at PORTS-Pike may involve about 1.5 million NVIDIA GPUs, valued at $150 to $200 billion in revenue. The site is designed to support multiple upgrade cycles over a 20-year period, allowing NVIDIA to host several generations of compute hardware. NVIDIA's full-stack AI factory platform includes GPUs, CPUs, networking, and infrastructure software, with CUDA providing a common platform that makes the compute versatile and fungible.

OpenAI's commitments represent roughly 12 gigawatts of NVIDIA compute through 2030, expandable to 16 gigawatts. The total opportunity is valued at approximately $600 billion of NVIDIA compute through 2030. NVIDIA guarantees LPS infrastructure for about 4 gigawatts over a 20-year term, covering defined lease and power payments and a residual-value commitment, but not the full site cost. The guarantee becomes effective in phases as data centers are placed in service between 2028 and 2030.

Financial Structure and Flexibility

OpenAI will pay the lease, and NVIDIA does not provide circular financing. If OpenAI ceases use, NVIDIA compute can be resold to other qualified tenants, ensuring the infrastructure remains utilized. This flexibility is supported by CUDA's common platform, which makes the compute fungible across different workloads and customers.

NVIDIA's move to secure LPS capacity reflects the growing importance of power and infrastructure as critical constraints on AI factory deployment. By using its scale and long-term visibility, NVIDIA aims to secure critical inputs similar to supply-chain management. Most NVIDIA customers will continue to secure their own LPS, with NVIDIA focusing on exceptional sites like PORTS-Pike.

The PORTS-Pike partnership represents the next step in NVIDIA's full-stack AI infrastructure journey, ensuring that the company can deliver AI compute at scale for years to come.
